I don't want to jump in here and rain on your parade here JU, however, you may want to take a step back.  Your statement about "made money in the past and 90% sure I can do it again" is something something the posterchild for housing forclosure would say.
If you are going to be scrapping to make the payments each month, then it's not the house for you.  Or, what about working with those partners/investors until you can buy them out in a few years?

If you are set on getting it and are just looking for mortgage advice, I would take whatever one leaves you with 2 mortgage payments and $5k for any misc. repairs left in the bank.

JU I will not pretend to be an expert on anything here, but I will pass onto you advice that my grandfather (who was INCREDIBLY successful) once said to me, Don't spend money you don't have and everything will work out in the end...

This is what I am leaning to.  The property kind of stumbled into my lap and is a deal that I dont think I can refuse.  And I didnt mean to imply that I am going to be struggling to make the payments.  I will have to be a little tighter with the wallet now though.  But I may have room now for an LLPP bbq someday now instead of everyone fitting onto my ghetto porch.

unionfan says go for the 3% .  Cash is king and the half a point these days is relatively painless given the rate environment.  And you will sleep better with cash in the bank a payment coming due, rather than no cash in the bank and a (barely) smaller payment coming...

That D&C article TGP posted the other day had a run down on "top newcomers" from various upstate NY D3 schools.

Hobart for instance seems to have been mining the JUCO's:

Hobart top-newcomers:  5-9, 175 fresh. WR Sam Higgs, Bishop Kearney; 5-11, 195 jr. OLB Scott Holton (transfer from 2007 JUCO national champion City College of San Francisco); 5-11, 230 fresh. unionfan I am not quite sure about the transfers this season. The few practices I have seen I have not been able to identify all of the newbies. Looking at the dutch today at practice they looked quite sharp and I was also happy with the team speed I saw. Who knows maybe they will surprise us? For all the talk and my own thoughts of their "lack of" talent I may be and hope to be wrong. They look like they are working hard coming together. Season time will only tell. The only thing that annoys me each year is how much effort it takes to prepare for Springfield's O only to see it once and be done with it. I believe in 09 we are opening with Ithaca which I can't wait for. I love watching Springfield and will be at that game next week but I think it would be better for the team to open with Ithaca.
