JU is starting to prequalify for some good new mortgage rates on single families......whats the word on the street?  Still going down?  Can JU ever get less than 5%?

RT needs to refinance and is pissed off that the Fed's rate cuts don't seem to trickle down proportionally to the commercial lending markets. RT spoke w/ one of TGP's peers (TGP's company holds RT's mortgage) and he was explaining that with all the volatility going on w/ the credit crunch, these rate cuts won't translate into low lending rates the way they would in the past. Seems to RT like these cuts are more to help keep the banks solvent then they are to the average Joe...(or the average JU or RT)

if JU finds a good rate, hook up RT. sub 5% is a pipedream to RT ...unless there's some whopping points involved

Regulator

Reg would advise looking more for the "deal" in this market rather than the rate you can get on the mortgage.  Unless you are planning on owning it long enough for the interest rate to actually matter, then you make or lose money on a house when you purchase it.

For instance, if you can pick up a $300k house in the low 2's , then who cares if you are at 5.15 or 4.85%

FWIW Reg got in at 4.85% on a 15 year fixed in January.

Yep - now is not the best time to refi.  Credit is still tighter than a ....... so best to wait until the markets stabilize.  Guidelines still not set on loans b/c everyone still gun shy from the 06 and 07 crap vintages. 

Double edged sword is that rates are more likely to go up and home values will either bottom or stabilize at a lower valuation (thus f-ing with your LTV which directly effects the refi).

In general, it sucks.

U89 just got a 7 year ARM at 5.125.......coming off a 5 year ARM at 4.5.

U89's buddy has refied a couple times through 'Priceline' and swears by it....not sure about that move.
